About the company

Seventeen years
under the same company

We have never re-registered after a difficult job and never changed the name over the door. The same Business ID since 2009 is the dullest and the most honest piece of evidence anyone in this industry can offer.

Where we stand today

640
homes handed over since 2009
290,000
sq ft of house kits a year
120
people in production and on site
50 years
warranty on the structure
A LONGHOUSE home in the evening

We build one kind of home —
and we build it very well

Our history

How we got here

2009

The first crew

We started by assembling other people's house kits outside Lahti. It did not take long to work out exactly where other people's timber lets you down: geometry and moisture.

2013

Our own shop

We bought a press and a finger-jointing line. The first year ran at a loss, but we stopped depending on suppliers and their “near enough to size”.

2017

A five-axis machine

We moved to digital cutting. That is exactly when shell assembly dropped from five weeks to two.

2020

Betting on the longhouse

We dropped “we build anything” and concentrated on long single-storey homes. Revenue dipped in the first year and doubled in the second.

2023

The 1:1 layout pavilion

We built a hall where the future home is marked out at full scale. The number of changes made after work starts fell to almost nothing.

2026

A third line

We are commissioning another press, so that the wait for a house kit in peak season never exceeds four weeks.

The team

People, not “highly qualified specialists”

The company's lead architect

Aino Lahtinen

Lead architect. Fourteen years in private housing; she adapts each series to its plot and keeps design oversight through the build.
An assembly crew on site

Assembly crews

Six permanent teams, all on our payroll. Average time with the company: seven years.
The mill workforce

Production

120 people in Heinola: sawyers, press operators, process engineers, the laboratory and logistics.

Documents

Certificates and commitments

EN 14080

The European standard for load-bearing glued laminated timber. Delamination testing on every batch.

Responsible forestry

PEFC chain of custody, traceable from the felling plot to the stack on the shop floor.

Our standard contract

We publish the template openly: a fixed budget and liquidated damages for missed deadlines on both sides.

The warranty certificate

Fifty years on the structure, five on roof and services, two years of free servicing.

Principles

Four things
we never bend on

The price in the contract is final. If we got the sums wrong, that is our mistake and our money. It changes only if you decide to add work yourself, and always as a separate appendix with your signature on it.
Foundations and shell are built by our crews and nobody else. Finishes and services can go to your own contractor — in which case we simply hand over the as-built documentation and step back openly, rather than after the event.
We turn down roughly one enquiry in ten: difficult ground with no budget for a proper foundation, a “by Christmas” deadline agreed in October, a plot no crane truck can reach. Saying no is cheaper for everyone than a rescue operation.
A dashboard with daily photographs, delivery notes and the schedule. You may come to site any day unannounced — our crews have no instruction to keep the client at arm's length.
The owner of a Koli-series home

An owner's story

“I asked to be shown not a finished house but a live building site — on a weekday, unannounced. They took me. It was raining and muddy, but the timber was under cover and numbered, and the site manager calmly explained what they would be doing tomorrow and the day after. That was the moment I decided.”
